Proposed Residential CRA

On February 10, 2026, the Village of Evendale Council held its first reading of Ordinance 26-08 to create a residential Community Reinvestment Area (CRA) for 435 parcels within the Villages first subdivisions. A map of the proposed CRA boundaries can be found here.  The purpose of the CRA is to incentivize home renovations and new home construction.  Subject to several terms and conditions detailed in the Ordinance, property owners who invest at least $75,000 in home renovations or who construct a new home within a minimum investment of $500,000 would qualify to receive an 8-year, 50% real property tax abatement on the increased value of their home.  As proposed, only single-family, owner-occupant dwellings qualify for participation in the program.  Community Reinvestment Areas have been an economic/community development tool used by hundreds of Ohio communities for decades. Evendale currently has two commercial CRA Districts but no residential CRAs at this time.  Village Council will read the Ordinance a second time at their March 17, 2026 public meeting.  Should Council chose to approve the Ordinance, the legislation, along with a Housing Survey of the proposed CRA Boundaries, will be forwarded to the Ohio Department of Development for their review and final approval.  For more information, please call David Elmer, Director of Administrative Services, at 513-956-2666 or email him.
